The Grove Resource Center

The Grove Resource Center is part of our Sapling Grove development in Aurora, CO. We envision The Grove as a welcoming, centralized hub where residents can access immunizations, health screenings, education classes, and direct connections to critical resources. A visitor could receive a blood pressure screening, enroll in Medicaid across the hall, connect with behavioral health or primary care providers nearby, access laptops or virtual appointments, and leave with information about food assistance, maternal support, and other community services. The Grove can help fill a growing gap by providing coordinated care and trusted resources in a space designed to be accessible, welcoming, and community-centered.

The Stables

Grovewood is actively developing a 4.79-acre infill site that was formerly home to the historic Aurora Horse Boarding Stables, operated by the Baker family since 1947. The name The Stables honors this legacy — a place that fostered community, connection, and care for the natural world. The new two-phase development pays tribute to that spirit through thoughtful design and programming that supports intergenerational living and nature-forward engagement.

The project will include 134 affordable housing units — one-, two-, and three-bedroom — on a site successfully rezoned from R1 to R4 in 2024 and located within a Qualified Census Tract (QCT). Design features include walking trails, play areas, community gardens, indoor gathering spaces, and other elements that reflect the site’s former use. The location is adjacent to Exposition Regional Park and a City Rec Center to the north, Highline Community Elementary School and the Highline Canal Trail to the east, and the Aurora Housing Authority’s Westerly Creek and Kentucky Village campus to the south. Resident Services and Programming are informed by outreach to the community and future residents. The original stables, pens, fencing, and outbuildings were respectfully removed in late 2024.

Sapling Grove Apartments

West of Havana between Jewell Avenue and Colorado Avenue, this 4.11 acre site will provide 130+ new, modern, affordable service-supported multifamily housing units delivered in two phases. Phase I includes 81 one-, two-, and three-bedroom and Phase Il will provide up to 50 units of senior housing. The northern third of the site will be preserved as a nature park/recreation area for residents. The project will additionally include 2,500 square feet of resident services space within the apartment building along with The Grove Resource Center that will provide health and wellness services to the residents and surrounding community.

Colorado Avenue Development Site

Acquired at the height of the COVID-19 pandemic, Colorado Avenue Land is a rare historic development site envisioned to create 130 units of modern, affordable intergenerational housing in two phases. Comprised of 4.11-acres west of Havana Street between Jewell Avenue and Colorado Avenue in Aurora, Colorado Avenue’s Phase I development will include 81 one-, two-, and three-bedroom units for individuals and families with incomes ranging between 30% and 80% of Area Median Income (AMI). Phase II development will provide up to 50 units of senior housing serving income levels similar to those of Phase I. A heavily forested green space located on the north portion of the site will be preserved as a nature park for residents.

Aspen Leaf Apartments

Aspen Leaf Apartments offer rent levels affordable to those with an income level at or below 50% of Area Median Income (AMI). It is located in Aurora, near Lowry. The 12-unit property offers affordable studio and one-bedroom floorplans, and caters to modest-income individuals and small households. These well-maintained, updated units are located close to the Community College of Aurora and several parks, and offer proximity to Havana, a major Aurora thoroughfare. Built in 1972, AllHealth Network acquired and renovated this foreclosed property in 2009 utilizing Neighborhood Stabilization Program (NSP) Grants from the City of Aurora and State of Colorado to serve residents impacted by mental health illnesses and substance abuse. Grovewood acquired the property in 2018 to preserve its use as an affordable housing community for Aurora residents.

Canterbury East & South

Grovewood acquired these two separately owned apartment properties located north and south of a large community park and joined them into a single financing structure. Canterbury East and South Apartments offer rents affordable to those earning less than 60% of Area Median Income (AMI), providing essential affordable housing in Englewood. Both properties required significant repairs and updates, including extensive asbestos abatement. One building required substantial health and safety repairs, including complete replacement of two exterior walkways and the main water pipes plus the addition of firewall protection. Grovewood also updated these multifamily properties with attractive exteriors and site and wayfinding improvements. In conjunction with the renovation permitting process, Grovewood successfully worked with the local municipality to accomplish revision of an antiquated zoning code that previously discouraged renovation of multifamily properties in the city to further facilitate investment in valuable existing affordable housing stock.

Lara Lea Apartments

Grovewood purchased Lara Lea Apartments in 2005 and promptly made long-deferred roof-to-landscape updates to across the entire property. At the time of acquisition, Arapahoe County was directing funding towards preserving and refreshing existing multifamily units in response to market conditions. Lara Lea Apartments offers rents affordable to households earning incomes at 60% of Area Median Income (AMI) and below, providing 36 units of quality affordable housing in Littleton. The three-story walk-up community offers one-, two- and three-bedroom floorplans, catering to modest-income individuals and small families. Originally built in 1973, Lara Lea Apartments gives residents easy access to public transportation, shopping, and outdoor recreation. We are proud that many who lived at Lara Lea at the time of its acquisition 18 years ago still call Lara Lea home today.

Nine Mile Station Senior Living

Located in Aurora, Nine Mile Station offers rents affordable to seniors with incomes at or below 60% of Area Median Income. Recognizing the vital need for senior housing with meaningful amenities for independent living, Grovewood developed Nine Mile Station Senior Living on a formerly blighted 1.67-acre urban infill development site near I-225 and Parker Road. Incorporating a biophilic design, the project respects and honors the life journeys of the residents and demonstrates how affordable housing can be an attractive, stabilizing and value-added asset for the community. The three-story, 50-unit property includes one- and two-bedroom units with amenities including indoor/outdoor community areas and onsite residential programs and services. Construction was completed in January 2020.

Presidential Arms

Located in Englewood, Colorado, Presidential Arms Apartments offers homes with rents affordable to households with income at 60% of the Area Median Income (AMI) and below. At five stories, the 33-unit property offers studio, one-, and two-bedroom units. Built in 1964, the property was acquired by Grovewood in 2008. Upon acquisition, Grovewood quickly remedied long-deferred maintenance on the property, bringing it up to the high standard of living maintained at all Grovewood properties. The property features mountain views from its patios and balconies and is conveniently located near the renowned Swedish Hospital. Residents have access to an onsite Community Resource Center, a private courtyard, and a variety of nearby dining and retail options, the convenience of accessible public transportation, and use of an onsite community resource center.

Willow Street Residences

Willow Street Residences was Grovewood’s first project as a newly-formed nonprofit Community Housing Development Organization (CHDO). With rents affordable to households earning 60% of Area Median Income (AMI) and below, Willow Street Residences filled a critical need for affordable housing in South Metro Denver. The original team accomplished in-fill site acquisition with successful rezoning efforts and assemblages of equity, grant, and loan resources to deliver an on-time and on-budget housing project. A Housing Colorado Eagle Award recipient, the 80-unit Willow Street Residences consists of one-, two- and three-bedroom homes catering to individuals and families of all ages and supported by specific services designed to meet residents’ unique needs. Recognizing the importance of reinvesting in properties to ensure they remain valuable community assets, a 2016 refinance/re-syndication effort provided an additional $4 million in renovations and favorable long-term debt. A 2019 Colorado Health Foundation grant paid for the installation of a new playground and outdoor exercise equipment to support resident health and well-being.
