Willow Street Residences

Willow Street Residences was Grovewood’s first project as a newly-formed nonprofit Community Housing Development Organization (CHDO). With rents affordable to households earning 60% of Area Median Income (AMI) and below, Willow Street Residences filled a critical need for affordable housing in South Metro Denver. The original team accomplished in-fill site acquisition with successful rezoning efforts and assemblages of equity, grant, and loan resources to deliver an on-time and on-budget housing project. A Housing Colorado Eagle Award recipient, the 80-unit Willow Street Residences consists of one-, two- and three-bedroom homes catering to individuals and families of all ages and supported by specific services designed to meet residents’ unique needs. Recognizing the importance of reinvesting in properties to ensure they remain valuable community assets, a 2016 refinance/re-syndication effort provided an additional $4 million in renovations and favorable long-term debt. A 2019 Colorado Health Foundation grant paid for the installation of a new playground and outdoor exercise equipment to support resident health and well-being.
